It is still possible to get off the beaten path, even in a busy hub like Puerto Vallarta. Francisco Villa West is a residential area east of the Hotel Zone and about 20 minutes from the international airport.

It’s also about 15 minutes from the touristy Centro and Romantic Zone, which means you can delve into a more authentic lifestyle while remaining close to the bright lights and big city of it all. There is less hustle and bustle focusing on tourists and more community focusing on culture.

There is a strong sense of community here, and even with limited Spanish, you might get to know your neighbors and be part of the family community.

What once was a sleepy little village is now starting to bloom—especially the communities of Fluvial and Versalles, which have grown at a rocket’s speed in the last few years.

Now the area boasts hospitals, private schools, plazas, many single-family homes, and as of late, some of the most modern condos in Puerto Vallarta.

The area is home to excellent big-box grocery shopping like La Comer and Costco. Yet it has plenty of small neighborhood shops that offer a local vibe.

The streets are wide and flat, with Fluvial barely having a cobblestone in sight. It could work for anyone with mobility challenges.

Even with all of those amenities, life is more affordable here. You may not have views of the beach, but you’re close enough to walk to it in under 30 minutes. Of course, there are always Ubers and taxis, and many new condo buildings have pools on their roof.

Fluvial is a relatively new community within the Francisco Villa West area. Since it has recently taken off, the streets are wide and flat, no hills and none of Puerto Vallarta‘s signature cobblestones. Just easy to maneuver streets with little kids riding their bicycles around the green spaces and parks.

Most housing comes in the form of single-family homes with lots and gardens. But in recent years, small condo buildings are making an appearance.

Fluvial is the only area in the city where all the electric wires are underground. That is nearly unheard of in Puerto Vallarta, considering there is typically a tangled web of black wires overhead everywhere you look. It just goes to show the forward-thinking progression of the area.

Versalles Puerto Vallarta is one of the city’s fastest-growing communities—it’s on the verge of exploding. Investing here now will make you look like a seer when the area is bubbling up with tourism in years to come.

Its central location offers quick access to beaches, grocery stores and shopping malls.

It’s the latest hotspot on the food scene, with new trendy restaurants and bars popping up daily.

Additionally, more and more condo developments are being built, which means new and modern meets old-world charm—a perfect balance.
